Steward Land Company partnered in a joint venture with a long-standing developer and friend to identify and secure a prime site on Pocatello’s northeast side—near the Temple, as specifically requested—to support much-needed multifamily housing. On the 6.6-acre property, Steward obtained approvals for a 396-unit apartment community, overcoming several significant hurdles along the way. These included negotiating shared access with an adjacent credit union and successfully lifting restrictive covenants that required signatures from eight neighboring homeowners. During the entitlement process, an unexpected fire at the high school across the street prompted the district to pursue renovation and expansion plans that required a reconfiguration of land. Our Partner worked collaboratively with the district to facilitate a mutually beneficial land swap, ensuring both projects could move forward. The result is a fully entitled, highly feasible development that strengthens Pocatello’s northside housing supply and exemplifies Steward’s problem-solving approach and commitment to partnership.
