Steward Land Company transformed a 10-acre site on the southern edge of Idaho Falls—near Taylorview Middle School, Sunnyside Elementary School and just down the street from the Future High School—into a 160-unit townhome community. Steward acquired the land, guided it through annexation into the City, and secured rezoning consistent with the City’s newly adopted Imagine IF master plan. After entitling the project, Steward constructed the first 84 units, establishing the community’s quality and momentum. We then executed a classic real estate exchange, trading the newly built units for a portfolio of stabilized assets in Pocatello—an old-school structure that proved advantageous for all parties involved. Southbridge stands as a strong example of Steward’s ability to align municipal vision, market needs, and creative dealmaking.
