Steward Land Company led the entitlement and master-planning of Hillcrest Ranches, a portion of a 60-acre project in Ammon designed to meet strong market demand for small-lot single-family homes while integrating thoughtfully planned townhomes, apartments, and commercial uses. Working closely with City leadership, we helped reimagine the area’s long-term land-use vision—crafting a cohesive neighborhood framework that balances housing choice, walkability, and future commercial opportunity. Steward secured approvals for 103 single-family lots and successfully conveyed that portion to a prominent regional builder with deep experience in both Utah and Idaho, while retaining the townhome component for future development. The process included obtaining an additional critical access point, addressing both local and regional infrastructure constraints, and articulating a clear vision that earned the City’s support. Hillcrest Ranches reflects Steward’s commitment to deliberate planning and to creating enduring, well-connected neighborhoods.
