SkyRim is a 38+ acre mixed-use, master-planned community in Hurricane where Steward Land Company served as the master developer, guiding the vision, entitlement, and execution of one of the few General Plan–designated areas in the city for attainable and multifamily housing. Steward worked closely with City leadership and elected officials to craft a plan that balanced the City’s goals for more housing options with market realities, all while maintaining the unique character and spirit of Hurricane. The project required overcoming a series of significant challenges, including unforeseen approval delays that caused multiple buyers to fall through and ultimately pushed Steward to pivot into building the project ourselves; negotiating with neighbors and improving two offsite roadway segments; blasting extensive lava rock for mass grading; bringing in major offsite overhead and underground power infrastructure and securing all necessary easements; realigning a future offsite road to meet City and neighbor expectations; and coordinating around a City well located at the heart of the site. All of this unfolded amid a volatile and rapidly shifting market environment. Positioned along SR-9 near the entrance to Sand Hollow, adjacent to Walmart, and next to a future elementary school, SkyRim is a legacy project—one that will leave a meaningful, positive mark on Hurricane for decades to come.
