Steward Land Company entitled an 8.6-acre site in Idaho Falls for a 196-unit apartment community strategically positioned with freeway visibility and adjacent to the new Mountain America Center. The project required extensive coordination with the City, including negotiating and designing the upsizing of a major collector road to correct longstanding alignment issues and support future growth. Steward also led the design and construction of a new canal-spanning bridge—an essential connection that completed a key segment of the City’s master transportation plan. After securing entitlements and resolving the infrastructure challenges, Steward sold the project to a close friend and prominent Utah developer to bring the community to life.
